Project Summary
NexCore Science & Tech acquired the parcel on the northeast corner of Pico Boulevard & Sepulveda Boulevard in June 2021 and will scrape the existing retail center and replace it with the first ground-up, purpose-built life science building in the Los Angeles region. Hydrogen I will present opportunities for the entire life cycle of the life science industry, allowing academia, startup communities, and mature life science companies to converge and collaborate at the center of LA’s most dominant cluster of science and healthcare activity.
Hydrogen I is a 6-story lab-enabled office located adjacent to the Expo/Sepulveda transit stop along the Expo Corridor light rail system. Surrounded by two major research hospitals, the Ronald Reagan/UCLA Medical Center and Cedars Sinai; the largest medical research university in Southern California and 12th largest NIH grant recipient in the country, UCLA; two leading incubator programs; three biotech accelerators; and the country’s largest accelerator for medical device, digital health, and diagnostics companies, Hydrogen I provides scientists with the ability to be located within the center of gravity for all life science activity in the region.
