Project Summary
NexCore Group provided ownership, development, financing, program management, and leasing for the 67,700 SF Eberle Medical Office Building (MOB) on the Alexian Brothers Medical Center campus, northwest of Chicago. The building is directly integrated with the hospital, an existing MOB, and a diagnostic ambulatory mall through a shared lobby, and was constructed above a new hospital-owned, four-story, 250,000 SF parking structure. The facility houses physician office space, a center of excellence for neurosciences, and other outpatient services.
The hospital campus suffered from a shortage of parking and its master plan seemed to offer a frustrating lack of options for additional parking. NexCore engineered a creative solution by placing the MOB on top of a 580-space garage using an air rights lease. The placement of the MOB on top of the parking structure with a shared lobby allowed the MOB project to share costs of foundations, footings, and infrastructure with the hospital garage project, reducing the overall project cost and, in turn, creating more desirable lease rates for tenants.
The seamless integration of the parking garage and medical office space with an enclosed connection to the hospital medical mall also addressed the hospital’s desire to provide patients with comfortable, efficient wayfinding, allowing them to stay indoors as they easily transition from one space to the next.
