NexCore Group today announced the opening of Women’s Care Florida (WCF) Women’s Health Center, a three-story, 63,829-square-foot women’s specialty health center that will employ the most sophisticated delivery models. The new facility, located in a high-growth area of Tampa, will serve as the physician group’s hub for its west and central Florida locations.
In building the facility, WCF wanted to create a premier outpatient center in Tampa. To that end, the off-campus women’s health center is strategically located near U.S. Interstate 275 and Florida State Road 589, southeast of the intersection of West Cypress and North Sherrill Streets in the Westshore District.
Todd Varney, NexCore’s Managing Principal, says the firm is pleased to bring this top-quality outpatient facility to such a vibrant and growing area of Tampa.
“Our team has enjoyed a strong collaboration with WCF, an outstanding tenant dedicated to bringing world class women’s care and surgical services,” Mr. Varney says. “We’ve worked closely to develop this beautiful and conveniently located facility that will serve the health needs of so many Tampa Bay area women.”
The new Women’s Health Center brings many benefits to WCF and the women of Tampa, including providing maternal-fetal medicine, gynecology, urogynecology and ambulatory surgical center (ASC) services.
NexCore revamped the facility’s original design to accommodate three Class A, oversized operating rooms, which will eventually enable WCF to perform ASC procedures that are not currently covered by Medicare but which are anticipated to become eligible for reimbursement in the future (for example, total joint replacements). The facility also includes one procedure room, with expansion space for a second.
In addition, the new Women’s Health Center enables WCF to provide cancer treatment, allowing the group to expand its service line and improve patient convenience.
The facility will also create several dozen new full-time jobs for the Tampa community.
NexCore Group started construction of the facility in October 2016. The Denver firm provided comprehensive real estate services – strategic planning, site acquisition, development, ownership, financing and property/asset management services – for the project, which is 100 percent leased by WCF. A grand opening celebration is scheduled for January 2018.
Women’s Care Florida includes 200 providers and 67 locations in Florida, and covers over 60 percent of female OB/GYN patients in the Tampa market.
The Westshore area is the largest commercial market in the Tampa Bay region and the center of activity not only for the region but also for Florida’s west coast. It has become Florida’s largest office market with 4,000 businesses and nearly 94,000 employees, as well as a vibrant, 24/7 community that boasts more than 250 restaurants, two upscale shopping centers, more than 30 hotels and growing residential neighborhoods.
