National healthcare real estate developer NexCore Group and OrthoNebraska, the recognized leader in comprehensive orthopedic services in Omaha, gathered recently in neighboring Council Bluffs to break ground on a state-of-the-art, build-to-suit, 23,000-square-foot medical office building (MOB).
OrthoNebraska Council Bluffs MOB is the physician group’s latest orthopedic specialty clinic that will expand its ambulatory footprint. Conveniently located along U.S. Interstate 80 at 1260 Valley View Drive, the facility also expands a growing healthcare hub in eastern Council Bluffs, along with the recently completed CHI Health Clinic Valley View, also developed by NexCore.
Todd Varney, chief development officer and managing partner of Denver-based NexCore, says the national firm is pleased to embark on a new project in Iowa with OrthoNebraska. He adds that NexCore looks forward to applying its development platform and experience in design, construction and transaction structuring, with an eye toward delivering speed-to-market and proven ways to lower project costs.
“This latest project in Council Bluffs is a testament to how NexCore invests in a community and builds relationships with the providers and independent physicians that serve the area,” Mr. Varney says. “We look forward to working with OrthoNebraska on the continued growth and success of its practice.”
NexCore will own the project in a joint venture with real estate investment management firm, Harrison Street.
OrthoNebraska will be the sole tenant of the build-to-suit facility. In addition, the MOB has been strategically designed to allow for future expansion of services.
Although NexCore has completed other projects in Nebraska and the Council Bluffs area, the project is the firm’s first with OrthoNebraska. The construction team includes architecture firm Leo A. Daly and general contractor McCarthy. A grand opening is anticipated in the second quarter of 2022.
