NexCore and Beaumont Health Open Outpatient Campus in Growing Area Northeast of Detroit

Beaumont Health held a ribbon cutting ceremony to signify the opening of their new Outpatient Campus, Lenox, on Tuesday, August 3, 2021. The state of the art facility, with an emergency center, will officially open on Wednesday, August 4, 2021.

Denver-based NexCore Group, a national healthcare real estate (HRE) developer, and Southfield, Mich.-based Beaumont Health, the state’s largest health system, gathered Aug. 3 to celebrate the grand opening of the Beaumont Health Outpatient Campus – Lenox, northeast of the Detroit metropolitan area. 

The three-story, 109,630-square-foot medical office building (MOB) at 36555 26 Mile Road, northeast of the U.S. Interstate Highway 94 and 26 Mile Road Interchange, brings a comprehensive array of healthcare services to the community in the rapidly growing Macomb County, Mich., market.

Jarrod Daddis, NexCore Group President  and Managing Partner, says the new facility establishes a local presence for Beaumont Health, as well as facilitating alignment with independent physicians who also practice there. 

“The client’s vision was that the Outpatient Campus would provide a convenient, one-stop medical destination housing a full array of those critical outpatient services desired today, provided in close proximity to where the citizens of Lenox Township live, work and play,” Mr. Daddis says.

”In addition, Beaumont wanted to create an alignment strategy with independent providers,” he explains. “This was accomplished with Beaumont leasing just under half of the building for emergency care, physician practices, non-invasive cardiology, imaging, physical therapy, ambulatory surgery, cancer treatment including radiation and chemotherapy, a laboratory, and an outpatient pharmacy, while allowing independent physicians the opportunity to occupy the other half with complementary healthcare services.” To incentivize long-term independent physician leases and bolster alignment, NexCore created the opportunity for physicians to have an ownership interest in the facility.

Beaumont Outpatient Campus – Lenox is the next step in Beaumont’s plan to bring a truly differentiated experience to patients and providers in Macomb County. Investments in digital technologies and facility design encourage patient and family engagement while making the experience more welcoming, convenient and efficient.

The Beaumont Health Outpatient Care Center offers a one-stop, amenity-rich, technology-enabled healthcare experience, including a 24/7/365 Emergency Department, specialty care and outpatient services.

Independent physician practices include Huron Medical Center (oncology), Oakland Macomb Obstetrics & Gynecology, Premier Cardiovascular Specialists, Pulse Primary Care (internal medicine), Shores Podiatry Associates and Silver Pine Medical Group. There is also a joint venture Ambulatory Surgical Center operated by SMP, offering surgical services spanning orthopedics, urology, ENT, ophthalmology, gynecology, general surgery, gastroenterology, pain management, podiatry and cardiology.

The facility will provide an optimized patient experience including a comprehensive digital directory when entering lobby, a concierge-style patient education center, collaboration areas, a lab, a pharmacy, a Village Market Café and a two-story glass atrium bathed in natural light.

NexCore’s team was selected in a competitive request for proposal (RFP) process for the Beaumont Outpatient Campus – Lenox. The firm partnered with Beaumont to identify the optimal location, along with sufficient acreage for future growth; worked with the municipality to obtain all necessary entitlements; and entered into a long-term ground lease with Beaumont, which ultimately acquired the land. NexCore also handled financing and  development, and is responsible for leasing, property management and asset management.

Joining NexCore in the project team were Dallas-based HKS Architects and Sterling Heights, Mich.-based general contractor Roncelli.
