Mount Carmel Lewis Center, which opened to the public in January 2016, is a comprehensive, state-of-the-art ambulatory care center that offers high-quality outpatient care, medical fitness, wellness education, and rehabilitation services to the residents of Delaware County. Located in Ohio’s fastest-growing and most affluent county, the facility provides a venue for patients and the community to pursue healthier lifestyles and manage chronic health problems.
The medical fitness center is the facility’s largest component in both size and programmatic scope, providing medically integrated programming and oversight for a wide variety of individuals who feel that commercial fitness centers cannot accommodate their unique healthcare needs. A feasibility study of the medical fitness center, conducted using a 12-minute drive time service area, reported the following:
- Population of 122,700
- Average household income of $120,931
- Projected annual member visits of 470,000
NexCore Group provided comprehensive development services including strategic planning, site selection, ownership, financing, leasing, property management, and asset management.
Mount Carmel identified Lewis Center, and specifically the US 23 retail corridor, as the preferred location for the Mount Carmel Lewis Center. After being selected as the developer for the project, NexCore led the site acquisition process that included market demand analysis, site identification, site due diligence, site selection, and land closing. The selected 11.5-acre site offers great visibility and branding for Mount Carmel Lewis Center, ease of patient access, future growth opportunities, and a strategic market location in a growing suburban retail corridor.
