NexCore Group and CHI Health break ground for New Yankee Hill Clinic in Lincoln, Neb.

Officials of NexCore Group and Catholic Health Initiatives (CHI) gathered yesterday in Lincoln to celebrate the groundbreaking for the future CHI Health Clinic Yankee Hill.

CHI will be the sole tenant in the one-story, 34,668-square-foot clinic to be located at 4055 Yankee Hill Road. It will offer primary care, physical therapy, behavioral health services and specialty care, as well as imaging services, a laboratory and a retail pharmacy. In addition, it will provide space for visiting specialists, and the 4.52-acre site will provide parking for 177 vehicles.

Englewood, Colo.-based CHI is part of the Chicago-based health system CommonSpirit, which has hospitals and care centers in 21 states, and was formed in 2019 through an alignment of CHI and Dignity Health.

Todd Varney, chief development officer and managing partner of Denver-based NexCore, a national healthcare real estate (HRE) developer, says the firm is pleased to embark on this new project, which will be its seventh with CHI and its fourth with regional health network CHI Health.

“We have had an excellent partnership with CHI and CommonSpirit for many years,” says Mr. Varney. “Now we’re excited to help CHI expand its presence in Lincoln and meet the demand for more state-of-the-art healthcare services in this growing area.”

NexCore will own the new CHI Health Clinic Yankee Hill clinic building, which is scheduled to be completed in summer 2022.

Rounding out the development team is architect Leo A. Daly, which is headquartered in Omaha, Neb., and St. Louis-based general contractor McCarthy Building Companies Inc.
