NexCore Breaks Ground for CHI Health Clinic Millard in the Southwest Omaha Metro

Denver-based NexCore Group, a national healthcare real estate (HRE) developer, broke ground Wednesday, March 27, for the new CHI Health Clinic in Millard, a southwestern suburb of Omaha, Neb.

The clinic, being developed at 5005 S. 153rd Street, is patterned after a prototype NexCore developed: CHI Health Clinic Valley View in nearby Council Bluffs, Iowa. Like its Council Bluffs counterpart, CHI Health Clinic Millard is designed to provide the convenience of a one-stop outpatient experience. The new 38,700 square foot facility will also double the size of the existing clinic on the site.

Kathy Bresler, Chief Operating Officer for CHI Health, says the system is excited about the new clinic, which will be the 47th such facility in what is already the largest clinical network in the Omaha-Council Bluffs area.

“It’s about providing care; the right level of care, at the right place, at the right time,” Ms. Bresler says. “That’s the beauty behind this amazing family health center that will be built right here. It will embody the future of healthcare, convenience and timely access, provide high quality care and at a lower cost.”

NexCore Group Chief Development Officer Todd Varney says the firm’s partnership with CHI Health over the past two years, during which NexCore has invested more than $120 million in various CHI projects – including more than $50 million in the local community – is galvanized by a mutual strategy of providing excellent healthcare facilities accentuated by quality, convenience, efficiency and complementary services.

“It’s more than about just breaking ground and turning dirt,” Mr. Varney says. “For the past year we have worked on what it means to double the size of this clinic in terms of how do we make it more efficient, how do we get the patient in and out in a manner that is comfortable to them and gives them the care they need; and allows the caregivers to frankly see more patients in a better environment.”

The CHI Health Clinic Millard will provide a variety of healthcare services under one roof, including Primary Care, OB/GYN, Specialty Care, Behavioral Health, Diabetic Education, Imaging, Lab, Physical Rehabilitation, and a time share space. The clinic is expected to open in Summer 2020.

Peter Festersen, Vice President of Strategy and Public Affairs for CHI Health and an Omaha City Council Member, summed up the win-win for the community.

“I represent both of my employers today, the City of Omaha and CHI Health, in this venture,” Mr. Festersen says. “Thank you to CHI Health for the investment in this community; for the employment and the income in the tax base. More importantly, for the access to healthcare for this community and affordability of healthcare for this community.”
