Denver-based NexCore Group, a national healthcare real estate (HRE) developer, and Southfield, Mich.-based Beaumont Health, the state’s largest health system, gathered Apr. 25 to celebrate the grand opening of the Beaumont Health Outpatient Campus – Livonia, west of the Detroit metropolitan area.
The four-story, 127,379-square-foot medical office building (MOB) at 39000 West 7 Mile Road, northwest of the U.S. Interstate Highway 275 and 7 Mile Road Interchange, brings a comprehensive array of healthcare services to the community in the rapidly growing Western Wayne County, Mich., market.
Tom Kelly, NexCore Group Senior Vice President Real Estate Development, says the new facility establishes a local presence for Beaumont Health, as well as facilitating alignment with independent physicians who also practice there.
“Beaumont’s vision was to develop a convenient, one-stop medical destination housing a full array of those critical outpatient services desired today, provided in close proximity to where the citizens of Livonia live, work and play,” Mr. Kelly says.

Beaumont Outpatient Campus – Livonia is the next step in Beaumont’s plan to bring a truly differentiated experience to patients and providers in Western Wayne County. Investments in digital technologies and facility design encourage patient and family engagement while making the experience more welcoming, convenient and efficient.
The Beaumont Health Outpatient Care Center offers a one-stop, amenity-rich, technology-enabled healthcare experience, that includes specialty care, outpatient services, and will soon include a 24/7/365 Emergency Department.
Independent physician practices include ARK Cardiovascular & Arrhythmia Center; Asthma, Allergy, & Immunology Center; Dermatology Specialists of Livonia; Foot & Ankle Specialists of Southeast Michigan; Kahana Oculoplastic & Orbital Surgery; Modern American Dental; Northville Internal Medicine; Orthopedic Institute of Michigan; Premier Cardiovascular Specialists; PRIZM Pain Management Specialists; Pulse Primary Care; Tree of Life Counseling Services; and Ziad Berri, M.D., P.C. There is also a third-party joint venture Ambulatory Surgical Center, offering surgical services spanning orthopedics, urology, ENT, ophthalmology, gynecology, general surgery, gastroenterology, pain management, podiatry and cardiology.
The facility will provide an optimized patient experience including a comprehensive digital directory when entering lobby, a greeter to facilitate wayfinding, collaboration areas, a lab, a pharmacy, a Village Market Café and a two-story glass atrium bathed in natural light.
NexCore’s team was selected in a competitive request for proposal (RFP) process for the Beaumont Outpatient Campus – Livonia. The firm partnered with Beaumont to identify the optimal location, along with sufficient acreage for future growth; worked with the municipality to obtain all necessary entitlements; and entered into a long-term ground lease with Beaumont, which ultimately acquired the land. NexCore also handled financing and development, and is responsible for leasing, property management and asset management.
Joining NexCore in the project team were Dallas-based HKS Architects and Lansing, Mich.-based general contractor Christman Constructors, Inc.
